Property for Sale in Albufeira: Areas and Prices 2026

Where to buy in Albufeira: the old town, the Strip, Oura, Olhos de Agua, the marina and inland Ferreiras, with seasonality, letting rules and holding costs.

Beach and cliffs below the old town of Albufeira

Quick Answer: Albufeira is six separate property markets inside one municipality, and the distance between the best and worst fit for a given buyer is about two kilometres. The old town and the Strip are not variations on a theme; they are different products with different winters, different neighbours and different resale profiles.

British buyers search property for sale in albufeira portugal at 590 a month and albufeira property for sale at 210, which makes it the most searched individual Algarve town in the UK market by a clear margin. American searches add albufeira portugal real estate at 70.

That concentration has a simple cause. Albufeira has the shortest airport transfer of any major Algarve resort, the largest stock of standardised apartments, and the deepest resale market in southern Portugal. It also has the region’s loudest nightlife district, and a great deal of buyer disappointment comes from not knowing which of those two facts applies to the street in the listing.

Two kilometres separate the old town from the middle of the Strip. In market terms they have almost nothing in common, and the single most useful thing a buyer can do before viewing anything is decide which row they are in.

Area by Area

The old town and Cerro da Piedade. The original Albufeira: whitewashed streets running down to Praia dos Pescadores through the tunnel cut into the cliff. Steep, cobbled and largely without parking, with townhouses and small blocks. It keeps a resident population, which means shops, a market and a doctor that are open in January. Summer brings serious footfall through the centre, but the residential streets above it stay habitable.

Oura and Areias de Sao Joao. The Strip is the Algarve’s densest concentration of bars and clubs, and the surrounding blocks were built to serve it. As a purchase this makes sense for exactly one purpose: short-term letting to a market that reliably fills in summer. As a home it is a difficult proposition, and buyers who view in October and complete in February frequently have not heard what August sounds like. Buy here with your eyes open or do not buy here.

The marina and Sesmarias. The marina sits west of the old town, purpose-built, with the distinctive painted apartment towers around it and boat berths in front. Modern stock, lifts, parking, and a genuine separation from the Strip. West of it the coast turns to smaller coves, Praia da Coelha and Praia do Castelo, with villas and quieter developments.

Santa Eulalia and Falesia. East of Oura the coast becomes the hotel belt, running along the top of the red cliffs to Praia da Falesia, one of the longest and most photographed beaches in Portugal. Resort apartment developments dominate, many with pools and gardens and correspondingly substantial condominium budgets. Because hotels anchor the area, more stays open out of season than on the Strip.

Olhos de Agua. A former fishing village at the eastern end of Falesia, with a small beach, freshwater springs that surface through the sand at low tide, and a village centre that still functions. It is the compromise many buyers arrive at: coastal, near the airport, quieter than Oura, and with a winter.

Ferreiras, Guia and Paderne. Inland, north of the EN125. Ferreiras has the railway station and the practical services, Guia has the Algarve Shopping centre and a reputation for piri-piri chicken, and Paderne has a castle and a village. Prices here are a fraction of the coastal figures, the population is Portuguese and year-round, and you need a car.

What Each Area Costs

Read the index as relative and take absolutes from the INE series by parish with a date, as set out in Portugal house prices. Portal averages for Albufeira are particularly misleading because they blend Strip studios with Falesia front-line apartments in a single figure.

The Seasonality Arithmetic

Albufeira’s economy runs on a season roughly 5 months long, from May to September, and it is shorter than the marketing implies. Occupancy, restaurant openings, staffing and street life all follow that curve, which matters as much to a resident as to an owner underwriting a letting model.

PeriodWhat the town is like
July and AugustPeak: full occupancy, peak rates, maximum noise and traffic
June and SeptemberStrong: warm, busy, and considerably more pleasant
May and OctoberShoulder: rates fall sharply, many venues still open
AprilPatchy: Easter lifts it, the rest is quiet
November to MarchOff: much of Oura and the Strip closes, the old town and inland continue

Two consequences follow.

For a letting model, the annual figure is dominated by what happens outside July and August, not inside them. A property that rents brilliantly for eight weeks and sits empty for twenty is a different investment from one that achieves moderate rates for thirty. Peak-week rates annualised are the single most common overstatement in this market, and the corrective is to model the calendar month by month.

For a home, the question is whether the street you are buying on has a winter. In the old town, Olhos de Agua and inland, it does. On the Strip, it largely does not, and a February evening there is a row of closed shutters.

Letting, and the Containment Question

Albufeira runs one of the largest short-term rental markets in Portugal, which is exactly why the municipality has used containment powers in its busiest parishes to restrict new Alojamento Local registrations. Existing licences do not transfer on sale, so a property marketed with AL income may not carry it to a buyer.

The practical rules for a buyer:

  • The answer is per address, not per town. Two streets can differ.
  • Get the current municipal position in writing before you sign the promissory contract.
  • If an existing registration is presented as part of the value, confirm in writing whether it transfers on sale in that parish, and agree a price adjustment if it does not.
  • A property bought on projected letting income that cannot be licensed is a different asset from the one modelled.

The licensing framework is in the Alojamento Local guide, and the yield arithmetic net of costs in the Portugal rental yield guide.

A Portuguese tax resident buying the same apartment moves onto a progressive scale that starts far lower, and a buyer who becomes resident within 24 months of purchase can reclaim the excess. Because a large share of Albufeira buyers are second-home purchasers who will stay non-resident, the flat rate is the one that usually applies. See IMT for non-residents and the full cost of buying.

What It Costs to Hold

ChargeAlbufeira character
IMI0.3% to 0.45% of rateable value, at the municipality’s rate
AIMIReached on Falesia and marina front-line stock, rarely elsewhere
CondominiumThe dominant recurring cost: most stock is blocks with pools, lifts and gardens
Pool and garden shareIncluded in the condominium, and the reason it is high
Salt-air maintenanceHigher on cliff-top and front-line property
Management and cleaningIf letting, a real percentage rather than a rounding error

Condominium charges are the line that separates Albufeira from an inland purchase. Resort developments with pools, landscaped gardens, lifts and sometimes security carry among the highest budgets in Portugal, and they arrive whether the apartment is occupied or not.

Ask for two years of accounts and the minutes of the last two general meetings before you offer. A pool refurbishment or a facade project approved and not yet billed is a liability you inherit at completion, and it has no ceiling. The resort apartment is the standard Albufeira product and the reason the resale market is what it is. The old town townhouse is the more interesting purchase and the more constrained one: the historic core is protected, which narrows what may be altered on facades, windows and rooflines and adds a licensing step with a municipal queue.

Why the Resale Market Matters Here

Albufeira has the deepest resale market on the Algarve, and depth is an underrated advantage. More comparable transactions mean a valuation that can be evidenced, a shorter time to sell, and a buyer pool that includes Portuguese purchasers as well as the 3 or 4 foreign nationalities that dominate elsewhere.

FactorEffect on exit
Standardised stockComparable registered sales are plentiful, so pricing is a calculation
Large international buyer poolBritish, Irish, Dutch, German and Portuguese buyers all active
Short airport transferWidens the pool of people willing to own here
Established management infrastructureAn investor buyer can operate the property from abroad
Year-round agency presenceMarketing does not stop in November

The contrast is worth drawing. A conventional two-bedroom apartment in a known Albufeira development sells in a normal timeframe at a price you can predict. An equivalent budget spent on a rural house in the interior buys more space and a much slower exit. Neither is wrong; they are different decisions, and the liquidity belongs in the comparison.

What a letting apartment in Albufeira actually returns

Take a EUR 250,000 two-bedroom apartment in the resort belt. Acquisition for a non-resident completing from 1 September 2026 is 7.5% IMT of EUR 18,750 plus 0.8% stamp duty of EUR 2,000, with legal fees around 1.5%, so roughly EUR 275,000 deployed before furniture. A season running May to September at strong occupancy produces the bulk of the year’s revenue, and against it sit management at 15% to 25% of gross, cleaning per changeover, condominium quotas, IMI at 0.3% to 0.45% of rateable value, and a wear allowance that resort letting justifies. The winter months contribute close to nothing. Model the net figure across a full 12 months rather than annualising a July week, because the difference between those two methods is what separates the yields quoted in listings from the yields owners actually bank.

Pros and Cons

Albufeira offers the deepest resale market and the most established letting infrastructure on the Algarve, 35 minutes from Faro airport. It also carries containment restrictions on new Alojamento Local registrations, a 5-month season with genuinely empty winter months, and the most portal-saturated search results in Portugal.

Advantages:

  • The shortest airport transfer of any major Algarve resort, 35 to 40 minutes
  • The deepest resale market in southern Portugal
  • A very large and reliable summer letting market, where licensing permits
  • Genuine year-round life in the old town, Olhos de Agua and inland
  • Established management and maintenance infrastructure for absentee owners

Disadvantages:

  • The Strip is loud from May to October and closed the rest of the year
  • Condominium budgets on resort developments are among the highest in Portugal
  • Alojamento Local containment applies in the busiest parishes
  • Summer traffic and parking in and around the centre are difficult
  • Portal averages blend incomparable sub-markets, so headline prices mislead

Risks and Red Flags

Albufeira mistakes cluster around the season and the licence. Buyers view in a quiet month and buy for a loud one, or price in Alojamento Local income on a property whose licence will not survive the sale under the containment rules.

  • Viewing in October and buying for August. The noise question can only be answered in high season, when July and August bring maximum noise and traffic.
  • Condominium accounts not requested. Pool and facade projects arrive as assessments with no ceiling.
  • Letting income assumed. Containment is per address and current, and yesterday’s answer may not hold.
  • A peak-week yield annualised. Model the calendar month by month instead.
  • An old-town renovation scoped by the architect. In the protected core the municipality sets the scope.

Checklist before you offer:

  • Two years of condominium accounts and minutes, plus any approved but unbilled works
  • The municipal Alojamento Local position for that exact address, in writing
  • A visit in high season if the property is anywhere near Oura or Areias de Sao Joao
  • Current VPT and last year’s IMI on the specific property
  • Registered comparable sales in the same parish, which tell you more than a portal average for the town

Who Each Area Suits

Albufeira splits into markets that suit opposite buyers, and the deciding variable is how you feel about the season. The resort belt works for seasonal letting and empties in winter; the old town and the quieter western parishes work for residents and hold value differently.

Investors letting seasonally. Oura, the Strip fringe and the resort belt, subject to the containment position, with the management cost and the void months in the model.

Year-round residents and retirees. The old town above the centre, or Olhos de Agua, both of which keep services through winter.

Buyers who want modern and quiet. The marina and Sesmarias: lifts, parking, and a genuine buffer from the nightlife.

Families wanting space and price. Ferreiras, Guia or Paderne, accepting the car and the drive to the beach.

Buyers who want a quiet Algarve town. Not Albufeira in high season. Tavira in the east or Lagos in the west are the honest alternatives, and the regional picture is in property for sale in the Algarve.

Frequently Asked Questions

The old town for walkability and year-round life, Oura and the Strip for letting yield and nothing else, Olhos de Agua for a quieter village with a real winter, the marina for modern apartments away from the noise, Santa Eulalia and Falesia for the hotel-belt cliff coast, and Ferreiras, Guia or Paderne inland for materially lower prices. The gap between the old town and the Strip is two kilometres and two entirely different products.

Parts of it, emphatically. Areias de Sao Joao, the area universally called the Strip, is built around a bar and club economy that runs from May to October and largely empties afterwards. The old town, the marina area, Olhos de Agua and the inland villages keep resident populations and services through winter. Albufeira is not one place, and the answer depends entirely on which part.

The internal spread is wider than the gap between Albufeira and most other Algarve towns. Front-line apartments at Falesia and the marina sit at the top, old-town townhouses and Oura apartments in the middle, and Ferreiras, Guia and Paderne inland at a fraction of both. Take absolute figures per square metre from the INE series with a date rather than from a listing average.

Albufeira has one of the largest short-term rental markets in Portugal and the municipality has used containment powers in the busiest parishes, so the answer depends on the exact address rather than on the town. Verify the current municipal position in writing before the promissory contract. If a seller presents an existing registration as part of the value, confirm whether it transfers on sale and agree a price adjustment if it does not.

The honest answer requires the whole year rather than the peak weeks. A two-bedroom apartment near Oura can achieve strong nightly rates in July and August, weak ones in May and October, and almost nothing between November and March. Net of the management fee, cleaning and turnover, condominium charges, IMI, insurance and tax, the annual figure is a fraction of what a peak-week calculation suggests.

About 35 to 40 minutes on the A22 or the EN125, which is among the shortest airport transfers on the Algarve and one of the practical reasons the town developed as it did. The railway station is at Ferreiras, roughly six kilometres inland from the seafront, which surprises visitors expecting a station in the town.

Yes, and that is one of its genuine strengths. Albufeira has the deepest resale market on the Algarve because the stock is standardised, the buyer pool is large and international, and comparable registered sales are plentiful. A conventional two-bedroom apartment in a known development is among the most liquid property in southern Portugal.

The condominium accounts and minutes, because much of the stock is apartment blocks and resort developments with pools and lifts; the municipal Alojamento Local position for the address; the noise position if the property is anywhere near Oura or Areias de Sao Joao; and what the building actually looks like in February, when half the neighbours are gone and the shutters are down.
