Property for Sale in Vilamoura: Areas and Prices 2026
Where to buy in Vilamoura: the marina, the golf courses, Praia da Falesia and neighbouring Quarteira, with condominium costs, letting rules and resale depth.

Quick Answer: Vilamoura is a planned resort, not a town: a marina, five golf courses, landscaped roads and no historic centre. That design is the product. It sits in Loule municipality, is 25 minutes from Faro airport, and carries some of the highest condominium budgets in Portugal.
British buyers search property for sale in vilamoura portugal at 480 a month and vilamoura property for sale at 320, with property for sale algarve vilamoura adding 590. American demand is thinner: vilamoura portugal real estate runs at only 10, which is itself informative. Vilamoura is a British and Irish market far more than an American one.
The reason is partly golf and partly the airport. Twenty-five minutes from Faro is the shortest transfer of any significant Algarve resort, which makes long-weekend ownership practical in a way that a western Algarve house is not.
A Resort, Not a Town
Vilamoura is a planned resort rather than a town, developed from a single masterplan around a 1,000-berth marina and 5 golf courses. It has no historic centre, no organic street pattern and no independent municipality: it sits inside Loule, which sets its IMI rate and its licensing policy.
The development began in the 1970s on farmland at the mouth of a creek, next to the Roman site at Cerro da Vila. Everything since has been planned: the marina basin was dug, the road layout was drawn, the height limits were set low, the green space was designed in, and the golf courses were laid out as part of the scheme rather than added later.
The consequences for a buyer are specific.
There is no historic core, so the walkable-old-town premium that shapes prices in Lagos, Tavira or Albufeira does not exist here. What replaces it is the marina.
The zoning holds. Low-rise, generous spacing and landscaping are enforced by the resort plan, which is why Vilamoura does not look like the Albufeira Strip despite being eight kilometres away.
Maintenance is collective and visible. Roads, verges, lighting and landscaping are maintained to a standard, and the cost of that standard appears in condominium budgets and resort charges.
Whether that adds up to a pleasant, well-run environment or a place without character is a genuine matter of taste, and buyers tend to know within an hour of arriving.
The Four Sub-Markets
| Area | What it is | Stock | Winter |
|---|---|---|---|
| Marina ring | Berths, restaurants, the social centre of the resort | Apartments, some penthouses | The most open part of the resort |
| Golf belt | Old Course, Pinhal, Laguna, Millennium, Victoria | Villas, townhouses, golf apartments | Quiet, and the clubs stay open |
| Beach side | Praia da Marina, Praia da Falesia, Rocha Baixinha | Resort apartments, some villas | Seasonal |
| Quarteira | A separate Portuguese town, fish market, long seafront | Apartments, older blocks, town houses | Fully year-round |
Area by Area
The marina. The largest marina on the Algarve and the resort’s centre of gravity, with around eight hundred berths, restaurants along the quay and the highest apartment prices in Vilamoura. Front-row apartments overlook the boats; a row or two back the price drops appreciably for a short walk. This is also the part of Vilamoura with the most life outside summer.
The golf belt. Five courses sit within the resort, and the property around them is the villa market: detached houses with pools, townhouses in gated schemes, and golf apartments on the fairway edge. The Old Course is the original and the most established address; Victoria has hosted the Portugal Masters and anchors the newer development to the north.
Golf frontage is priced as a premium, and it is worth checking whether the outlook is protected by the resort plan or simply current. A fairway is not going to be built on; a strip of scrub between you and it might be.
The beach side. Praia da Marina sits immediately east of the harbour wall, and beyond it the sand runs into Praia da Falesia, the long red-cliff beach shared with Albufeira. Resort apartment developments dominate, most with pools and gardens, and the condominium budgets reflect that.
Quarteira. Immediately west, and a different place entirely: a Portuguese town with a working fish market, a long seafront promenade, older apartment blocks and a resident population that does not leave in October. Prices are materially below Vilamoura for comparable space. Buyers frequently discover Quarteira after pricing Vilamoura and find it suits them better.
What Each Area Costs
| Sub-market | Level, Vilamoura = 100 | What drives it |
|---|---|---|
| Marina front row | Well above 100 | Berth views, walkability, scarcity |
| Golf frontage villas | Well above 100 | Plot, privacy, outlook |
| Marina, set back | Around 100 | The walk, without the view premium |
| Beach-side resort apartments | Around 100 | Pools, gardens, proximity to sand |
| Golf apartments and townhouses | Slightly below 100 | The bulk of the standard stock |
| Quarteira | Well below 100 | A town rather than a resort |
Take absolutes from the INE series with a date, as set out in Portugal house prices. Note that Vilamoura and Quarteira are both in Loule municipality, so the IMI rate is Loule’s, not Albufeira’s, despite the geography suggesting otherwise.
Condominium Charges Are the Story
Condominium charges dominate Vilamoura’s running costs and dwarf the IMI line for most owners. A resort scheme with pool, gardens, security and lift can run EUR 150 to EUR 400 a month where a simple Algarve block runs EUR 30 to EUR 80. Read the budget before the offer, not after.
| What the budget funds | Why it costs what it does |
|---|---|
| Pools | Servicing, chemicals, pump electricity, periodic resurfacing |
| Landscaped gardens | Irrigation and year-round labour |
| Lifts | Maintenance contracts and statutory inspections |
| Private roads and lighting | Within gated and semi-private developments |
| Security and gates | Where present, a substantial staffed cost |
| Reserve fund | Or the absence of one, which is the risk |
Resort developments here carry among the highest condominium budgets in Portugal, and they arrive whether the apartment is occupied or empty. That is not a flaw; it is what maintains the standard the resort sells. It is a flaw only when a buyer models the purchase and not the charge.
Two documents settle it before you offer: two years of accounts, and the minutes of the last two general meetings. A pool refurbishment, a lift replacement or a facade project approved and not yet billed is a liability that transfers at completion and has no ceiling. See condominium fees in Portugal.
What You Pay to Buy
| Cost | Basis | On a EUR 450,000 golf apartment |
|---|---|---|
| IMT, non-resident | Flat 7.5% on residential property from 1 September 2026 | EUR 33,750 |
| Stamp duty | 0.8% of price | EUR 3,600 |
| Notary and land registry | Fixed and variable | Low four figures |
| Legal fees | Commonly 1% to 1.5% | EUR 4,500 to EUR 6,750 |
| Total acquisition | Roughly 9% to 11% | About EUR 43,000 to EUR 50,000 |
Most Vilamoura buyers are second-home purchasers who remain non-resident, which means the flat 7.5% rate is the one that applies rather than the resident scale. See IMT for non-residents.
At villa and marina-front prices, AIMI is also in play: 0.7% annually on taxable value above EUR 600,000 per owner, with each joint owner holding their own allowance. That is a planning point for before the deed. See AIMI, the wealth surcharge.
Letting: Loule Sets the Rules
Vilamoura runs one of the most established short-term letting markets on the Algarve, with professional managers operating at scale and a booking pattern that opens in the golf shoulder season rather than in July. Loule sets the Alojamento Local rules, and the resort’s own condominium regulations sit on top of them.
That last point is a genuine advantage. Golf pulls visitors into March, April, October and November, months that are dead in a beach-only resort, which lengthens the usable season considerably compared with a comparable Albufeira apartment.
Three practical points. The licensing position is set by Loule municipality, so verify there rather than assuming a neighbouring council’s rules. Golf and marina proximity are the two strongest rate drivers, and a property with neither is competing on price. And a professionally managed let carries a management percentage that belongs in the model from the start. The framework is in the Alojamento Local guide, and the net yield arithmetic in the Portugal rental yield guide.
What It Costs to Hold
| Charge | Vilamoura character |
|---|---|
| IMI | 0.3% to 0.45% of rateable value, at Loule’s rate |
| AIMI | Reached on villas and marina-front apartments |
| Condominium | The dominant cost, and among the highest in Portugal |
| Private pool | Where the property has its own rather than a shared one |
| Salt and sun maintenance | External paint and seals on a shorter cycle near the water |
| Management | A percentage, if the property is let |
Running costs in full are in Portugal property running costs.
New Build and Off Plan in a Planned Resort
Vilamoura still holds undeveloped land inside its masterplan, which makes it one of the few Algarve markets where new build is a normal option rather than an occasional one. Off-plan here carries the usual protections: an alvara, an IMPIC registration and a bank guarantee covering every pre-deed payment.
| New build here | Resale here | |
|---|---|---|
| Energy performance | Built to current standards, which shows in winter running costs | Anything from the 1980s is usually poor |
| Pool and plant | New, under warranty | Age matters, and is rarely volunteered |
| Position | Wherever the remaining plots are, usually further from the marina | The established addresses were built first |
| Condominium | A new budget with no reserve history | A known budget with a track record |
| Price | A clear premium | Cheaper per square metre, with a works allowance behind it |
| Completion risk | Real, and staged against milestones | None |
The condominium point cuts against new build in a way buyers rarely consider. A brand-new development has no reserve fund and no history of what its pool, lift and landscaping actually cost to run, so the first three years of budgets are estimates. An established development has both, which is why its accounts are worth reading and a new one’s are worth questioning.
On off plan, ask what the contract says happens to staged payments if the schedule slips, and check that the answer is in the contract rather than in a conversation with the sales office.
What Was Here Before
One detail worth knowing, because it explains something about the place. The resort was built around Cerro da Vila, a Roman site with villa remains, baths and mosaics that sits a few minutes from the marina and is open to visitors.
That matters for two reasons beyond the visit. It is the reason parts of the resort were laid out as they were, since archaeology constrains what can be dug and where. And it is a corrective to the idea that Vilamoura is a place with no history: what it lacks is a Portuguese town centre, which is a different thing from lacking a past.
For a buyer the practical version of this is that ground conditions and archaeology occasionally shape what may be built on a specific parcel here, which is worth asking about on any plot purchase or major extension rather than assuming the resort plan is the only constraint.
Resale, and Why It Is Reliable Here
| Factor | Effect |
|---|---|
| Standardised stock in known developments | Comparable sales are plentiful, so pricing is a calculation |
| A large British and Irish buyer pool | Consistent demand across cycles |
| 25 minutes from the airport | Widens the pool of realistic owners |
| Professional management infrastructure | An investor buyer can operate from abroad |
| Enforced zoning | The environment does not degrade, which protects value |
Vilamoura is among the more liquid Algarve markets, second only to Albufeira in transaction depth and arguably ahead of it on the quality of the stock. For an owner who may need to sell within a defined window, that is worth real money against a comparable spend on a rural or western Algarve property.
What the condominium line does to a Vilamoura yield
Take a EUR 400,000 apartment in a marina-ring scheme. Acquisition for a non-resident is 7.5% IMT of EUR 30,000 plus 0.8% stamp duty of EUR 3,200, with legal fees near 1.5%, so about EUR 440,000 deployed. The line that then separates Vilamoura from the rest of the Algarve is the condominium quota: a resort scheme with pool, gardens, security and lift runs EUR 150 to EUR 400 a month, against EUR 30 to EUR 80 in a plain Algarve block. At EUR 300 a month that is EUR 3,600 a year, which on a gross rental yield of 4% consumes roughly a fifth of the income before IMI, insurance or management are counted. Read the condominium budget and the reserve fund position before the offer, because the amenity list is the cost.
Pros and Cons
Vilamoura offers 5 golf courses, a marina, professional letting management and a shoulder season that most of the Algarve lacks, 15 minutes from Faro airport. It also carries the highest condominium charges in the region, no historic centre, and a resort character that some buyers find sterile out of season.
Advantages:
- The shortest airport transfer on the Algarve, about 25 minutes
- Golf extends the letting season into spring and autumn
- Enforced low-rise zoning and maintained public realm
- A deep, liquid resale market with plentiful comparables
- Established professional management for absentee owners
Disadvantages:
- No historic centre, and buyers who want one will not find it here
- Condominium budgets among the highest in Portugal
- AIMI applies to a meaningful share of the stock
- Quiet out of season, and quieter than a real town
- Prices well above neighbouring Quarteira for a comparable specification
Risks and Red Flags
Vilamoura purchases fail on the condominium budget. Resort schemes carry pools, gardens, security and lifts, and quotas of EUR 150 to EUR 400 a month are normal rather than exceptional. Loule’s letting rules and the resort’s own regulations are the second layer.
- Condominium accounts not requested. Pool and lift projects are assessed, not absorbed.
- A golf or marina view assumed permanent. Ask what the resort plan says about the land in between.
- Loule’s rules confused with Albufeira’s. Vilamoura is not in Albufeira municipality.
- A peak-week yield annualised. Golf lengthens the season; it does not fill the calendar.
- A development judged in July. Ask what it looks like, and how many neighbours are there, in February.
Checklist before you offer:
- Two years of condominium accounts and minutes, plus any approved but unbilled works
- The pool plant age and resurfacing history for the development
- The Loule Alojamento Local position for the specific address, in writing
- Current VPT, last year’s IMI, and whether AIMI applies
- Registered comparable sales within the same development where possible
Who Each Area Suits
Vilamoura’s sub-markets suit different owners, and the deciding variable is how much you intend to use the resort’s own infrastructure. Marina proximity buys walkability and costs the most; the golf fringe buys space and a longer season; the outer ring buys price and a car dependency.
Frequent short-stay owners. The marina ring, on the airport proximity and the walkability, accepting the price.
Golfers and families wanting space. The golf belt, where the villas and townhouses are and where the outlook is generally protected.
Investors letting professionally. Beach-side and golf apartments in known developments, with the management percentage and the void months modelled.
Buyers who want a Portuguese town. Quarteira, which is a genuine one, at a materially lower price and with a winter.
Buyers who want an old town. Not Vilamoura, by design. Lagos and Tavira have one, and the regional comparison is in property for sale in the Algarve.
Frequently Asked Questions
It is a planned resort rather than a town. Built from the 1970s on what had been farmland and Roman ruins, it has a large marina, several golf courses, wide landscaped roads, low-rise zoning and no historic centre at all. That absence is the defining fact: everything you see was designed, which is precisely why some buyers love it and others find it lacks a soul.
The marina ring for restaurants, berths and walkability at the highest prices; the golf belt around the Old Course, Pinhal, Laguna, Millennium and Victoria for villas and quiet; Praia da Falesia and the beach side for coast access; and neighbouring Quarteira for a real Portuguese town at materially lower prices. Quarteira is a separate place with a fish market and a winter population, not a cheaper Vilamoura.
Marina-front apartments and golf-frontage villas sit at the top, standard resort apartments in the middle, and Quarteira and the inland fringe materially below both. The internal spread is wide enough that a municipal or portal average is not a usable figure. Take absolutes from the INE series with a date, and note that Vilamoura sits in Loule municipality rather than Albufeira.
Vilamoura has a large and well-established short-term letting market, and the licensing position is set by Loule municipality rather than by Albufeira or Faro. Confirm the current position for the specific address before the promissory contract. Golf and marina proximity are the two strongest rate drivers, and a property with neither competes on price alone.
Among the highest in Portugal, and for visible reasons: pools, landscaped gardens, lifts, private roads, security and in some developments a gate. That is what the resort is selling. Ask for two years of accounts and the minutes of the last two general meetings before you offer, and specifically for any approved works not yet billed.
About 25 minutes on the A22, which is the shortest transfer of any major Algarve resort. That proximity is one of the reasons Vilamoura works for owners who visit frequently for short stays, and it widens the pool of buyers willing to own here, which supports the resale market.
Better than the Albufeira Strip and less lively than a real town. The marina and the golf clubs keep something open all year and the resident population is larger than visitors assume, but the rhythm is still seasonal. Quarteira next door, with its market, its seafront and its Portuguese population, is the year-round answer for buyers who want one.
The condominium accounts and any approved works, the licensing position with Loule for letting, whether any golf or marina view is protected by the resort plan or merely current, the age of the pool plant in the development, and what the specific development looks like in February. Vilamoura is well maintained overall, but individual developments vary a great deal.
